NEW KID ON THE BLOCK – MOHIT BHARDWAJ

In family life, love is the oil that eases friction, the cement that binds closer together and the music that brings harmony. They are the compass that guides us, the inspiration to reach great heights and our comfort when we occasionally falter. Ask Mohit Bhardwaj, an upcoming Model-cum-Actor from City Beautiful, Chandigarh and he sums it up saying that his family is the only Rock that remains steady, the only institution that works. Mohit owes his existence and accomplishments to his family which has been a strong support system for him. He further adds that our family is not chosen by us. It is God’s gift to us and we must thus cherish the beautiful bond and try and repay in our own subtle fashion by living their dreams and in turn making them come true.

Born in an elite Brahmin family of Police Officers, Mohit is the youngest of the four siblings. His Grandfather, (Late) Rishi Prakash Bhardwaj IPS (Retd.) – Haryana Cadre was amongst the most sincere, well regarded and decorated officers of his time. He always believed in placing work before self and thus earned a reputation that majority would aspire for. On account of his superlative services, he was also conferred upon the President’s Medal. A saintly figure that he was, he bid adieu to the world on 17th November 2010, leaving many in tears. He shall be missed for decades to come. His grandmother, Sushma Bhardwaj is a pious, homely lady who stood like a pillar in laying the strong foundation of the family with roots so well grounded and values beyond compare. His father, Mr. Vijay Kumar is one of the most respected Deputy Sub Inspectors of Police in the Tricity and is the fourth generation serving the Indian Police Services and that too with great vigor and vitality. A charismatic man, he has a strong aura and radiant personality. He was awarded for Meritorious Services in 1998 and for Distinguished Services in 2009. However, Mohit and his other siblings chose different fields to prove their mettle. His eldest brother, Rahul runs a export-import business of his own called Shining Star Impex Pvt. Ltd. and is supported by his pretty wife Sapna, while his twin brother, Manan, besides occasionally setting the stage ablaze in the field of modeling, jointly runs a reputed travel agency with Mohit, by the name of Shining Star Travels which ranks among the top travel agencies in Customer satisfaction and is a name one can rely upon. His mother, Dolly Bhardwaj is the force that keeps them all going. Since his father is in an extremely demanding profession, she left no stone unturned in giving her children the very best of everything in life. His sister, Priyanka is happily married to Anuraag, an Army officer who sought voluntary retirement to take up a job at a good designation in Canara Bank.

Mohit’s philosophy in life centers around the fact that one should not wait until everything is just right, because it will never be perfect. There will always be challenges, obstacles and imperfect conditions, but we need to tide over them, as each step that we take will make us stronger, more confident and in the end more successful. He started his career as early as age eighteen. An age when majority of the boys are learning to cope with the newly acquired college regime, Mohit was brimming with confidence to put his best foot forward and become the pride of his family and the pride of Tricity. When asked how he got his first break, he gently smiles and recalls the poster that he read while working out at a gym in his home town. The poster sought applications for male models and he sent his portfolio for the same. On receiving a call for the contest, he silenced one and all with his deadly looks, style and confidence and finally went on to win the contest, bagging the award for the Best Upcoming Male model (North), 2004. This made him one of the most popular boys in DAV College, Sector 10, Chandigarh and the Northern region at large. Having chosen the arena of glitz and glamour, Mohit handled the pressure brilliantly thereby doing modeling assignments, attending regular classes and scoring well academically. He was then awarded by the Western Star group as Mr. Chandigarh in 2006, where he competed with men far older and way more experienced. He was determined to leave an impact which he definitely did by winning the contest, thereby setting the ball rolling for a number of aspiring models from the tricity to carve a decent niche for themselves in the modeling arena.

In 2007, I happened to be one of the judges for Mr. & Miss Mega Model Contest ’07 at Kala Gram, Chandigarh, where Mohit out classed the rest and proved to be the best from the word “Go”. The stylish ramp walk, handsome features, gleam in the eyes, most infectious smile, a positive aura, this guy had it all. He won the contest hands down and pocketed the sparkling trophy. Thereafter, Bhardwaj was also selected for Gladrags Manhunt Mega Model contest in 2008 and did exceedingly well.

Having tasted success early in life, there was no dearth of modeling assignments for him. He was growing in popularity with every passing day and soon became a source of envy for young men of his age. The more ramp shows he did, the more he had females drooling over him. But, Mohit remained as grounded and decent as always. His strong faith in Sai Baba, Lord Shiva and his family helped him surpass the rough patches that he encountered while he was climbing the ladder of success. He strongly opines that Success is not the key to happiness; rather Success is the lock for which happiness is the key. If we love what we are doing, we are bound to be successful. He quotes Albert Einstein very often, “Try not to be a man of success, but a man of values”.

Mohit has walked the ramp for famous brands like NIFD, VIP Bags, Tara Jewellers, Meena Bazaar, Nike, Pepe Jeans and many more, thus cementing his place in the field of fashion and becoming a force to reckon with. Seeing his brilliance on the ramp, he along with his twin brother, Manan were called to participate in a game show on the prestigious MTV channel by the name of MTV Airtel Connected where the duo virtually swayed the audience and reached the final round, ending up at the Second Runner’s up position. He soon signed contracts for a number of Music Videos with Directors like Rimpy – Prince and the like. His work began getting noticed and early in his career, he bagged the lead role in a Punjabi film, “Simran”. The film was based on the importance of the girl child and surely did touch the inner chords of the heart for its reality based soul stirring subject and some fabulous performances. Mohit did full justice to his role and lived the character of Manjit, a sacrificing brother who can be a dream brother for any sister. The film touched base with practices such as female foeticide, gender discrimination and evil spirits which are still prevalent in the interiors of Punjab and left a very strong message to preach equality and give every girl child her due. Mohit’s photogenic looks, brilliant acting skills & mindblowing stunts got recognized and the new kid on the block had finally arrived.

Besides glamour and showbiz, he is a keen sportsman. Cricket is his favorite avocation and Bhardwaj surely believes in making every hobby count. He played County Cricket and represented the Under 16 Chandigarh team in UK in the year 2002 where he got applauded for his all round abilities. Like any guy of his age, he is a gadget freak and has a strong passion for adventure sports and fast cars. Music is life for him and he cannot live without his dogs, namely Rocky, Don, Ustad, Foster and Bacardi which in his terms complete his wonderful family. He is currently studying Law at The Department of Laws, Panjab University, Chandigarh.

At a young age of 24, this guy surely has a lot to his credit. When asked if he has any advice for young aspiring models stepping into the Entertainment industry, he promptly says that whatever be the chosen field, we must maintain our dignity and choose the right path to fulfill our dreams, for success without honour is like an unseasoned dish which will satisfy the hunger but will not taste good. His mantra for success is “If we think we can do it, we can. If we believe we can do it, we will. If we trust we can do it, we will surely make a difference.

Isn’t it true the worst scenario in socialism is still better than best in capitalism?

A famous person once quoted, “The worst possible scenario in a socialist System is still better than the best thing that can happen in a capitalist system.”

Because socialism involved working together equally, and sharing life as brothers and sisters, and in capitalism it’s just stupid corporations and businesses and money money money

And all these corporations making a profit

Let me prove it to you that you are wrong.

Is there ANYONE who will not agree that we once were an economic powerhouse and the “greatest nation in the world” We USED to be, Right?

Well, What happened? Less Socialism?

Hospital volunteer work in Brazil?

I am looking to study Portuguese in Salvador and am looking to volunteer at a hospital or clinic in the area. I hear that they are in great need of volunteers and resources, yet many of these agencies charge an arm and a leg in order to talk to them for you. I was a medic for the military and have 6 years of experience in health care administration and management, I also have intermediate knowledge of Portuguese. Can anyone lead me in the right direction or know a direct contact?Thank you for your time!

If you are already going to move to Salvador to study Portuguese, and already have your transportation and housing lined up, then simply walk into various hospitals in Salvador and ask about volunteering. Be sure to translate all of your credentials, including your military papers, into Portuguese, and have references. Volunteering in hospitals isn’t allowed in other countries to the degree it is here, particularly in developing countries, but if you have your information translated and are ready to be persistent, you may be allowed.

If you are looking to volunteer through an agency, you will need to be prepared to pay a fee that will cover all of your transportation costs, your housing, paperwork with the government that allows you to work in Brazil, and staff time to supervise and train you. It could take months for a placement. More advice at the URL below.

Generation Edge Ford

generation edge ford
Is the 2011 Ford Edge a facelift or the 2nd Generation?

Im just asking because im planning to get the car by the end of the year, and i dont want the car to change soon.
btw the ecoboost 2.0 is coming out this summer or when?

thank

The Edge is undergoing quite a few major product changes for 2011 so i would consider it a 2nd generation.
Production dates are sketchy, but the latest information says that Ford will start producing them in July. I believe, based on my experience, Ford will release not them until they have “enough to go around” to the majority of the dealers.
The ecoboost engine will probably be “late availability” , but certainly out by the end of the year.

This is a comprehensive list of the Major product changes:

Leadership and Ethics at General Mills

Ethics and diversity are two key factors contributing to the success of General Mills. In 2009 alone, General Mills received over 20 ethics and human resource related awards. The company was recognized for its commitment to their employees, receiving awards for managing diversity, working mothers, ethics and corporate citizenship. General Mills was listed to the Glassdoor.com “Employees’ Choice- 50 Best Places to Work” and after reading employee comments and rankings for General Mills on the Glassdoor.com website, it was easy to see why.

Code of Conduct and Leadership

In the opening address from the CEO, the General Mills Code of Conduct states:

“We hold ourselves to a very high standard at General Mills. Nowhere is that more true than in our expectations for ethical conduct in every aspect of our business. For General Mills, high ethical standards are not something new. It is who we are.”

At General Mills, they address the fact that ethical dilemmas can occur, and if you are faced with one, they have outlined questions to ask and steps to take when faced with such a decision:

  • Speak Up- At General Mills, employees are trained to know what is expected and what is considered ethical practice. They encourage employees to ask questions and speak up if they are aware of actions taking place within the company that compromise their commitment to ethics. Employees are free to talk to managers about these issues, but they can also call the Ethics Line if that makes them feel more comfortable.
  • Set Examples- General Mills addresses the increased risk for encountering an ethical dilemma when you manage a team- making answers difficult to find. In this situation, remember that ALL employees are accountable to the company and other members of the team, you want to create an open environment, consult available resources, support employees who raise questions and have concerns, as well as report any matters that don’t comply with the company code of ethics, other company policies or the law.
  • Ask Questions- The General Mills Code of Conduct also lays out some questions that employees should be able to answer “yes” to when making a decision: Would you feel comfortable with this news in the media? Will my decision protect the reputation of General Mills as an ethical company? Am I being fair and honest? Are my actions consistent with the law and company policies?

Focus on Employees

At General Mills, it’s extremely evident that they provide a high level of support and take a lot of pride in their employees. General Mills provides a number of benefits to their employees- including pension and retirement funds, benefits for new mothers and fathers, as well as adopting parents, medical, dental and insurance benefits for both families and same sex partners, education advancement benefits and local perks for employees working out of the General Mills HQ in Golden Valley, Minnesota. In Canada and the US, all employees at General Mills qualify for their incentive program, as the company values each member’s contribution to the team. General Mills offers flexible work arrangements whenever possible to assist employees in balancing their work and home lives.

The company also offers extensive training programs for employees within various divisions of the company, for example, “HR U” has been created for further training of HR professionals, “Champ Camp” has been created for new marketing professionals and technical professionals may end up training at “Cereal School”. Employees can also undergo formal training sessions at the General Mills Institute, where they create programs aimed at developing employee skills to create future company leaders. The different training environments and formats available for training- they also offer web based training and individual development plans, make training more exciting for employees, allowing them to achieve greater benefits from training and better retention of information.

The Importance of Workplace Diversity

In the General Mills Code of Conduct, they state that they value diversity in the workplace because it brings new viewpoints to the table. When looking at the number of awards General Mills has won, many of them mirror the company’s commitment to diversity, as General Mills has become a preferred employer by a number of diverse groups. A diverse workplace can also allow for greater understanding of consumer wants from the company, allowing General Mills to create and develop new products that meet the changing needs of their consumers. The corporate culture at General Mills is one of respect and inclusion, creating a mutual respect between employees at all levels.

In the article “Up Close with Mike Davis: General Mills’ Playbook for Challenges in Unprecedented Times“, Mike Davis, Senior Vice President of Global HR at General Mills stated:

“This year alone, I have been to India, China, and Europe. I have found that in spite of all the cross-cultural differences, all human beings like to be valued, be listened to, be developed, and feel like they make a difference. All of these commonalities are part of the cultural core of General Mills. Even our long-term view of career development works well cross-culturally, as employees everywhere appreciate an organization that values them.”

The observation and contact between global employees and top level executives further demonstrate the commitment General Mills places on workplace diversity. Through observation, discussion and travel, the global HR team at General Mills is able to gain a stronger understanding of what their employees seek in an employer, as well as measure their satisfaction with their roles at General Mills. Understanding the common traits across geographical divisions of the company makes it easier to develop unified plans and policies, as well as deepen the corporate culture and commitment to common goals.

Tree Shaping

History

Amongst the earliest forms of tree-shaping are the living root bridges of Cherrapunji in northeast India. These bridges are made of living tree roots which are gradually trained to grow across a gap until they take root on the other side. There are examples with a span of over 100 feet, and some may be over 500 years old. They are naturally self-renewing and self-strengthening as the component roots grow thicker.

In 1516 Jean Perral painted an allegorical image of nature, “Dialogue between the Alchemist and Nature”, in which a tree shaped as chair is used to symbolise a conduit between mankind and nature The first known modern “living chair” was made by John Krubsack in 1914. Axel Erlandson started shaping trees as a hobby on his farm in Hilmar, California, in 1925, and opened a horticultural attraction called the Tree Circus in 1947.

Methods

A sycamore stool grown by Dr. Chris Cattle

Tree shaping relies on the ability of plants (trees) to be united together by approach grafting and the ability to retain a new shape when new layers of wood form to hold a desired shape.

Approach grafting is accomplished by wounding two or more parts of a tree or trees by cutting off the bark to or past the cambium layer and then binding the wounded parts together so good contact is secure while the wounded tree parts grow together.

Stems or branches are shaped and temporarily supported for a year or more, depending on the size of the design and the time frame the supports are need. During that time, the design swells with each additional layer of wood grown. Once the tree is able to support the shaping, the temporary supports can be removed.

Pruning may be required to remove unwanted branches and direct the growth into the desired shape. Pruning may also redirect stem growth. A pruning cut above a leaf or node can steer the plant. If a leaf points to the right, then a cut above that leaf will produce new growth that grows to the right side. Likewise, a cut above a leaf pointing to the left produces new growth that grows to the left.

Another technique is to grow trees in the air rather than in the ground. The roots then remain flexible and may be shaped as they grow to form art or functional structures. It is suggested that such techniques may develop into eco-architecture, which may allow the growing of large structures such as homes.

Using these methods (also used in arboriculture), items like benches, chairs, etc., can be formed from trees by shaping, merging and manipulating plant tissue.

Three approaches to tree shaping

According to US Patent No. 7,328,532, trees grown aeroponically stay “soft” and so can be subsequently shaped into a desired form.

Instant tree shaping is a form of tree shaping in which small trees 68 ft. (22.5 m) long are bent into the desired shape. The time spent shaping these trees may only take from an hour to an afternoon.

Gradual tree shaping is a form of tree shaping where seedlings or saplings 312 in. (7.630.5 cm) long are shaped while the tree is growing to form the desired shape. The design and setup are fundamental to the success of the piece.

Styles[citation needed]

There are several styles contained within the art of tree shaping. These include:

Architectural: planting and shaping trees into structures such as archways, rooms, houses, tunnels, and gazebos. There are two methods within this style: using the trees to form the structures, or using both trees and inclusions to form them.

Living Art: shaping trees with the intention that the design will continue to grow for the duration of their lifespan. This style includes abstract, symbolic, and functional designs.

Intentional Harvest: designs where the tree(s) are cut from the ground, dried and finished.

Inclusion: where an item, often inert, is positioned so the growth of the tree includes and holds the item. Examples include tabletops, stained glass, and mirrors.

Tools[citation needed]

Pruning tools utilized by a pruning and tree-shaping specialist for cutting twigs and branches

A set of bonsai tools, from left to right: leaf trimmer; rake with spatula; root hook; coir brush; concave cutter; knob cutter; wire cutter; small, medium, and large shears. Many of these are pruning tools that may also be employed to prune and develop tree-shaping projects.

A few of the tools used in tree shaping are similar to those used by a gardener, an arborist, or a horticulturist. These tools include handpruners (secateurs) and a pruning saw. Shears (pruning shears or a hedge trimmer) are used less commonly. Shears are used more often for topiary or a hedge. The tools, materials and items for growing and shaping are varied. Basically, this is whatever a tree shaper chooses for creating the design and could include wood boards, pipe, rope, wire, string, tape, etc. Even an item like a metal patio bench could be used as a pattern or mold.

Tree type

Tree shapers generally look for the mature trees that grow well in the area, are less prone to insect damage, and are less susceptible to disease. Any tree species has the potential for shaping. Each type of tree has its own quirks, but they can be understood with time and experience. Some of the trees that have been shaped include, Box elder, Sycamore, Cherry, Maple, Oak and Teak.

Time required

The time to grow and construct a tree-shaping project varies depending on the size of the trees, the species’ rate of growth, cultivation conditions, the height of the design and methods used. It is possible to perform initial grafting and bending on a project in an hour (e.g., the peace sign tree below,), removing tape or material that holds the grafting or shape in as little as a year, and following up with minimal pruning thereafter. With Pooktre’s methods (e.g., the harvested mirror below), it can take as little as one season of guiding the tree’s growth to form the design, and then longer for the tree to thicken to the desired size. Bigger designs like the chair and tree people may take 8 to 10 years to grow. Taller architectural projects (e.g., the archway by Axel Erlandson) may require 10 years or more to grow the trees tall enough to accomplish the grafting.

Different styles of tree shaping have different time requirements. When growing a tree intended for harvest and drying, there is a defined point at which the piece is finished. When growing a piece intended to stay alive, the piece is never finished until it dies.

John Krubsack

John Krubsack, 1919

John Krubsack planted 32 box elder (Acer negundo) seeds in 1903. He shaped and grafted the first known living chair. Dubbed The Chair that Lived, it is the only known tree shaping that John Krubsack did. He harvested and dried the chair 11 years after planting.

Axel Erlandson

The Needle and Thread tree by Axel Erlandson

Axel Erlandson started shaping trees as a hobby on his farm in Hilmar, California, in 1925. In 1945, he opened a horticultural attraction called the Tree Circus in Scotts Valley, California. He shaped over 70 trees during his life. Erlandson’s trees appeared in the column of “Ripley’s Believe It or Not!” twelve times. Erlandson’s Telephone Booth Tree is on permanent display at the Baltimore, Maryland, American Visionary Art Museum. Erlandson’s Birch Loop tree is on permanent display at the Museum of Art History in Santa Cruz, California.

Dan Ladd

Dan Ladd started shaping trees in 1979. He has a current project where he has grafted eleven trees next to each other up a hillside to form a long banister. He also uses glass, metal and stone as inclusions for trees to grow around and hold in place.

Christopher Cattle

Dr. Christopher Cattle thought of the idea to shape trees in the late 1970s, but it was not until 1996 that he was able to start his first planting of furniture. He has grown 15 three-legged stools to completion using various species of trees. He has multiple plantings in at least four different locations in England. Besides the growing sites, he has taken part in several woodland and craft shows in England and at the Big Tent at Falkland Palace in Scotland. He also displayed his stools at the exhibit in Nagoya, Japan, for the World Expo in 2005. He uses wooden jigs for the shaping of his trees.

His stated goal is to encourage as many people as possible to grow their own furniture. He refers to his shaped trees as “grown furniture” but also calls them “grownup furniture”, as he sees it as a more environmentally mature alternative to traditional furniture.

David Nash

David Nash first began work in the early 1970s on an sh Dome tree sculpture. Nearly 30 years later, the work is now taking on the domed form that he had planned for and intended when he first began.

Richard Reames

An arborsculpture by Richard Reames entitled Peace in Cherry, depicting the CND logo

Richard Reames began his work with trees in 1992. He was inspired by the tree shaping of Axel Erlandson to begin his first experiments with shaping trees into chairs in the spring of 1993. This led him to writing and publishing his first book, How to Grow a Chair: The Art of Tree Trunk Topiary, in 1995. Reames coined the word “arborsculpture” in How to Grow a Chair and the word has since been used in media around the world.

Peter Cook and Becky Northey

A tree person in 2009, planted by Pooktre in 1998

Artists Peter Cook and Becky Northey started tree-shaping in 1987. In 1996, after nine years of experimentation without being aware of any other tree shapers, they called their work Pooktre. Pooktre’s methods involve gently guiding a tree’s growth along predetermined design pathways over long time periods. The most common tree species used is Prunus myrobalan. Pooktre artists shape trees that are harvested, dried, and finished for indoor art, as well as trees that are intended to continue growing.

This mirror was shaped by Pooktre from the roots at planting (in 1997) and shaped as it grew. Harvested in 2004 and finished in 2005, it went to the World Expo 2005 in Aichi, Japan, at the Growing Village Pavilion.

Since it first debuted in public, there has been worldwide Internet and media interest in Pooktre, It first gained widespread attention during the World Expo 2005 at the Growing Village Pavilion in Aichi, Japan, where Peter Cook and Becky Northey showed eight of their art pieces for six months, two of which were people trees. The international interest in these trees continues to grow. including being contacted by Ripley’s Believe It or Not. Pooktre supplied three photos, which Ripley Entertainment Inc later published in their yearly book series.

Pooktre practitioners claim to have created the first shaped trees grown like people. Some examples of functional artwork created in the Pooktre style include a growing garden table, a harvested coffee table, hat stands, mirrors and a gemstone neck piece.

Mr. Wu

Mr. Wu, who lives in China, has successfully grown a harvested chair. He has six more growing in his garden. He uses elm trees, which are pliant and do not break easily. He says that it takes him about five years to grow a tree chair.

Relationship to other methods

Topiary

Topiary may include the manipulation of stems but is primarily the art and skill of producing shapes with leaves (foliage). By contrast, shaped trees is primarily the practice of manipulating stems and bonding trees together by grafting. Shaped trees may include some topiary effects, but topiary is not the primary feature and consideration of the practice as a whole.

Although it is possible to use grafting for topiary, its use is rare. Shaped trees include furniture and items that were constructed exclusively using plant growth and grafted plant tissue. These items can be severed from the roots or removed from the ground, no longer being living organisms, but topiary is virtually limited to live organisms (plants) with leaves.

Topiary almost always involves regular shearing and shaping of foliage, whereas shaped-tree projects can easily be formed without shearing.

Espalier

Espalier is the horticultural technique of training trees through pruning and/or grafting to make formal two-dimensional, or single-plane, patterns with branches of trees or shrubs, but shaped-tree projects are not limited to a flat single plane, nor a pattern. Either technique may use species of trees that produce fruit, but espalier-trained trees are not known to be shaped into benches, mirror frames, table pedestals or woven pillars.

Pleaching

Pleaching is more similar to shaped trees than topiary or espalier, but pleaching is limited to flat planes and hedges, and, therefore, it is not a three-dimensional tree shaping. If a person chose to weave and graft several trees into a flat hedge, that hedge would be one individual shaped-trees project.

Bonsai

Bonsai is an art of growing trees in pots and containers using pruning techniques to keep the trees at a miniature size; they also use copper wire to shape the tiny branches. Bonsai avoids woven branch patterns or branches bent to resemble identifiable shapes. A bonsai project is intended to appear as if a human had not shaped it, like a representation of a miniature tree, if one could be found in the wild. Shaped trees is almost the opposite concept, because the project shapes visually “announce” that a human had shaped it.

It is possible to make a miniature shaped tree in a pot like bonsai and keep it reduced to miniature size, but if it were to resemble a pretzel, for example, that would not be the true nature of bonsai. It would just be a miniature shaped tree in a pot or container.

Tree shaping is also known under a variety of names.

Business Jacket Designs

business jacket designs
I just opened a private security company. What to ask property management companies to win contracts?

I just opened a private security company. I have a professional logo designed, jackets made, and business cards ready. What questions should I ask property management companies to get contracts?
Here is what I thought:
1. Ask if there are presently using security guards. If so, which firm are they using and if they are satisfied with the service.
2. Ask if they periodically rebid their contract for security services, and if so, ask when the contract will be up for bid again.

Anything else? Please help.

You haven’t done your homework!! You should know those answers already… *read at the end on how to do that.

You TELL them what it is you can provide, how you are already bonded and have professionals on your staff (you do, don’t you?) And you’re willing to give them a discount since you’re trying to get your foot in the door.

* OK, how to find those answers. Pick a Community College or some other educational facility in town. Make up a survey with a bunch of questions, then send them to every facility you think might need your services. In the cover letter (along with a stamped self-addressed envelope so they can respond to you) you say: I’m a student of — whatever, criminal justice, public safety, tourist board (just be sure the school has some department like that) and ‘I have to do this survey project for 25% of my grade, I have all quarter to do it, but would appreciate a timely response, take a few minutes and return in the enclosed envelope. Thank you very much’… blah blah blah.

Add in questions like ‘do you feel safe on your property, have you had any incidences and if so, how were they handled, how many times a month do the police show up, do you feel you’re getting your money’s worth with your security company?

Make all questions multiple choice and leave room at the bottom of each question for added comments.

DO NOT USE THE NAME OF THE COMPANY YOU JUST OPENED!! You’re just a dumb student at this point.

After you get the surveys back, target the bottom half of the ‘possibles’ so you can work up to the better half of possibles (you’ll have practice and confidence by then).

Good luck to you,

GC

Business Law Cases 2011

business law cases 2011
Can a lessor change the rate of my lease after I have signed it?

I live in a college town in Florida and I just signed a lease for my next school year (8/2010-7/2011). I signed the lease last week. Now the lessor wants me to go in there and amend my lease to a monthly rate that is $100 more than what I signed it for last week. They said that they accidently gave me a lower rate than they should have, and that if I want to live in the apartment I will need to go in and sign the amended lease at a higher rate.

Is the lease I signed binding on the lessor at the lower rate that I signed last week? I also would like to know what happens if I refuse to sign the amended lease and they say: “well then your not living here.” I really want to live at the place I signed, but I refuse to be taken advantage of. I would also really like to hear from someone who knows the specific Florida law related to my case and so I can take it into the office and show them that I mean business. Thank you!

Unless you knew prior to signing that the lease rate was a mistake, the landlord is stuck.

Example of you knowing that there was a mistake would be something like this: Your first lease was for $2500 per month. Your renewal lease shows a rent of $500 per month. Obviously you would know that this is a mistake, because there is no way the landlord is going to give you a $2000 per month discount.

If you are already living there, then the landlord will need to initiate formal eviction proceedings to get you out. The landlord will lose as soon as you show the judge your lease agreement.
